How it works in Queensland
The Queensland process is: (1) sign the General Tenancy Agreement (Form 18a) and collect the bond — maximum four weeks' rent since the 30 September 2024 reforms removed the previous $700/week threshold; (2) log in to RTA Web Services and start a new bond lodgement, entering the property, the tenant, the bond amount, and payment method; (3) pay by BPAY, credit card, or direct debit; (4) the RTA emails both parties a bond number once payment clears, usually within 3–5 business days. If you prefer paper, complete a Bond Lodgement Form 2 signed by every party and post it with a cheque or money order — but the 10-day deadline is calendar days, so paper is only practical if you post immediately. Late lodgement is an offence carrying penalty units.

How do I register for RTA Web Services?▾
Visit rta.qld.gov.au and click 'Register' under Web Services. Choose the 'Property owner' account type, verify your email, and add your bank details for future refunds. Registration is free and takes about five minutes.
Can I still lodge a QLD bond on paper?▾
Yes. Download Bond Lodgement Form 2, have every party sign it, and post it to the RTA with a cheque or money order for the full bond. The 10-day deadline is calendar days, so post it the same day you sign.
What changed with the 2024 QLD bond reforms?▾
From 30 September 2024 the four-week bond cap applies to every rental — the previous rule allowing a higher bond where weekly rent exceeded $700 has been removed. Landlords lodging a claim against a bond must also give the tenant supporting evidence within 14 days.
