PropAlly exists because the people building Australian property management software were building it for real-estate agencies — not for the landlords paying them 8% of their rent.
The only tools that handled bond disputes, ATO-correct tax categorisation, and state-by-state compliance properly were priced at $150–$200/month and sold exclusively to property management franchises. The free calculators online didn’t understand Division 40 vs Division 43. Nothing on the market actually read a PDF ownership statement from a property manager and turned it into numbers you could use.
So we built PropAlly. For ourselves, first. Then for a few mates. Now for you.
We just launched — so you’re early
PropAlly is brand new. No testimonial wall, no fancy logos, no “trusted by thousands” line we can’t back up. What we do have is working software we use on our own properties every day, and a promise that every support email gets a reply from a real human. If that sounds good to you, come and try it — the free tier is genuinely free, no card required.
Why we charge less than a coffee
The software agencies run costs $150–$200 a month and is only sold to agencies. An accountant reconstructing your year at EOFY bills by the hour. The owner's side of property has always been priced like an afterthought — or not built at all.
PropAlly charges $9–$35 per month. That’s the cost of running the software plus the AI credits, plus a small margin that keeps us building. No per-property gotchas. No “premium tier” paywall on the basics. If we can’t run PropAlly sustainably on that, we shouldn’t be charging you more — we should be building better software.
We’re not investors looking to flip
PropAlly is bootstrapped. There’s no VC clock ticking, no pressure to bolt on a “marketplace,” a lending product, or an upsell funnel designed to trap you on a higher plan.
We plan to be here in ten years, quietly making your tax time easier. That’s it.

Tob Retsbol is PropAlly’s AI property assistant. He’s the one who reads your ownership statements, reminds you when your smoke alarm test is due, and compares your entry and exit photos for bond evidence. Yes, he’s a lobster. Yes, it’s his name backwards. We’re leaning into it.
You’ll see Tob around — on LinkedIn, in our newsletter, occasionally cracking terrible puns on X. He’s an AI, not a human pretending to be one, and he’s allowed to be a bit of fun. The serious work (tax categories, bond PDFs, compliance deadlines) he takes seriously. The rest he doesn’t.
