    PropAlly puzzles/ Puzzle #4

    Is the agent $200 short?

    Rent is $600 a week. February’s statement shows $2,400, but $600 × 52 ÷ 12 is $2,600. Is the agent short-paying?

    Fictional example

    The answer

No. February 2026 had four rent days.

February 2026 is exactly four weeks long, so weekly rent falls on it four times: 4 × $600 = $2,400. The $2,600 is only an average.

    Reading monthly statements

    Months don’t hold equal weeks

Most months contain four rent days and some contain five. Weekly rent never lands evenly on calendar months.

Check the year, not the month

Over a full year the months even out to 52 weeks of rent. That’s the total to compare.

    A real shortfall looks different

Count the rent days in the month. If the rent received doesn’t match that count, ask the agent.

    Stop second-guessing monthly totals

PropAlly tracks rent across the whole year for each property, so you can see a real shortfall instead of a short month.
